The average price in Solterra soared to $1,141,022 for the year ending 2022, up 12.5% over 2021’s average of $1,014,339. The average days on market a Solterra home spent on the market before moving into a pending/under contract status remarkably fell in 2022 despite the normal trend in much of the Metro Denver market where average days on market increased. It took on average 11 days in 2022 compared to 17 days in 2021 for a home to be placed under contract…again, attesting to the appeal of this trendy Lakewood neighborhood. The average price per finished square foot in 2022 was $356.37, up 19.1% over 2021 and the least expensive home sold was at $234.39 per finished square foot while the most expensive home sold in Solterra landed the homeowner $549.31 a finished square foot.
