Ken Caryl First Quarter 2022 Still Strong

Single family home prices in the Ken Caryl area are still posting strong gains in prices over 2021. The average close price ending in April 2022, $1,906,000 was up 45% from 2021’s, $1,311,000. This also comes at a time where the number of sales were half of what they were in 2021, with only 3 homes selling above $750,000 in April. The lowest sale in April being $1.650M and the most expensive sale at $2.070M. The area still has strong appeal with buyers given the secluded feel, sprawling home sites and the abundance of wildlife and mountain feel, especially for those in The Valley and The North Ranch. Homes in the community range in size from approximately 2,100 square feet to around 8,500 sqaure feet (finished living area), with between 3 to 7 bedrooms and 3 to 7 bathrooms. These homes represent a range in age from the 1979 to late 2000s, however, the big boom in development occurred in the 1980s and 1990s.

Ken Caryl is situated just off of C470 and sits primarily between Bowles Avenue to the north (although there is not an access point from Bowles) Ken Caryl Avenue on the south (this is the primary access point for the community). There is another access point off of Kipling via Deer Creek Canyon Rd/Valley Rd. It is these limited access points that preserve the seclusion of this community and its wildlife. Given its access to C470 you have easy access to points north, such as Lakewood/Green Mountain and the Federal Center as well as points south into the Highlands Ranch/Lone Tree area and the Denver Tech Center and Inverness/Meridian. Nearby and practically in the backyard is one of the area’s largest employers, Lockheed Martin Corporation. Additionally, for the outdoor enthusiast, there is an abundance of hiking trails and road biking accessible from this community with nearly 5,000 acres of open space or hop in the car for quick access to the Hwy 285 and I-70 corridors into Colorado’s Rockies. Either way, a playground awaits you. You also are near to plenty of grocery and daily amenities as well as some dining options close by, although somewhat limited, but within a short drive you have access to many options in Littleton, around Southwest Plaza and even into the Highlands Ranch and Lone Tree areas.
